RENTAL AGREEMENT
This agreement for the rental of the Premses identified below is entered
into by and between the Owner and Rentee (referred in the singular whether one
or more) on the following conditions.

Directions
Hwy 41 North past Green Bay. Merge left on Hwy 141 towards
Crivitz. At stoplight in Crivitz, turn right on Cty W. DO NOT
SPEED. COPS ARE USUALLY SITTING WAITING. Drive 2 miles and turn
left on Cty GG. Drive 1 mile and turn left on Noquebay
Road. The cottage is on the right immediately after crossing the
bridge. Turn right on Island View Lane. N7954 Island View
Lane.

Rent Rent for the Premises is $
per night plus applicable state and Marinette County sales
tax. A 50% deposit on the total rental fee and this signed rental
agreement is necessary to secure the reservation. A final invoice
will be sent to the rentee approximately two weeks prior to
check-in. Upon receipt of final payment, the key or security code to
the premises will be mailed to the rentee. Checks shall be made
payable to Dean or Valecia Tandeski and mailed to the
above address. Any checks returned due to insufficient funds will be
assessed a $50.00 penalty fees. All Rentees, if more than
one, shall be jointly and severally liable for the FULL amount of
all payments due under this Agreement.
Security Deposit Upon execution of this Agreement, Rentee
agrees to provide a valid credit card number as a security deposit
to be held by the Owner. The security deposit will be held by the
Owner for any damages, repairs, or theft of personal property of the
Owner. At the end of the rental period, Rentee shall vacate the
Premises and return any of Owner's property held by Rentee, such as
keys and garage door openers. No fee will be charged to the credit
card on file in the event the Premises is left in the same condition
as when first occupied. If damages or theft is discovered upon
inspection of the Premises by the Owner, a written statement
itemizing any amounts legally charged, will be sent to the Rentee
within 7 days after the end of the rental term. The Rentee will have
7 days from receipt of the written statement to dispute any fees to
be charged to their credit card. Credit card numbers will be kept in
confidence and destroyed upon of the rental agreement. By signing
this rental agreement, the Rentee authorizes the Owner to charge
their credit card for damages as outlined in the written statement.
Check-In Condition Failure of the Rentee to report
damages of the premises to the Owner within 12 hours from check-in
will be deemed to have received the Premises in good condition.
Number of Guests The number of guests for use of this
premises is restricted by this rental agreement. Only the following
individuals are to be guests of this Premises during the rental
period. The Rentee is responsible for the damages and theft of all
guests. The Rentee will be charged an additional rental charge of
$50 per night for each unauthorized guests.

Rules &
Obligations of Use During the rental term, as a condition of Rentee's right to use
and occupy the Premises, Rentee agrees and promises, unless Owner
otherwise provides in writing, as follows:
1. To use the Premises for residential rental purposes only
for those individuals listed as guests of the premises. To NOT
make or permit use of the Premises for any unlawful purpose, or
any purpose that will injure the reputation of the Premises or
the building of which they are a part.
To NOT use or keep in or about the Premises
anything that would adversely affect coverage of the Premises or
the building of which they are a part under a standard fire or
extended insurance policy.
To NOT make excessive noise or engage in
activities which unduly disturb neighbors in which the Premises
are located.
To notify Owner immediately of any
malfunctions of the Premises. Rentee will be held liable for any
negligence. Rentee may NOT repair the malfunction, without prior
authorization from the Owner.
To NOT use smoking materials, such as
cigarettes, pipes or cigars, inside the building of the
Premises.
Pets 6. To NOT
permit in or about the Premises any pet unless specifically
authorized by Owner n writing. Unauthorized animals, reptiles or
birds on the Premises will result in an additional chare of
$25/night and liability for any damages caused by the pet.
Govt. Reg. 7. To
obey all lawful orders, rules and regulations of all
governmental authorities. Rentee agrees to comply with all laws
regarding trash disposal, including compliance with local
recycling laws. Rentee will be liable for all penalties and
fines for non-compliance with these regulations.
Maintenance 8. To
keep the Premises in clean condition and in as good repair as on
the first day of the rental term, normal wear and tear expected.
Rentee is liable for any broken windows or fixtures. Rentee may
not park any trailers or vehicles on the lawn and will be liable
for any damage to the lawn.
9.
To maintain a reasonable amount of heat in cold
weather to prevent damages to the Premises, and if damage
results from Rentee's failure to maintain a reasonable amount of
heat, Rentee shall be liable for this damage.
Alterations/Improvements
10. Unless Rentee has received specific written consent from
Owner, to NOT do or permit any of the following:
Alter or redecorate the Premises, including
changing of any locks.
Drive nails, tacks, and screws or apply
other fasteners on or into any wall, ceiling, floor, or
woodwork of the Premises.
Attach or affix anything to the exterior of
the Premises or the building in which it is located.
Guests Negligence 11.
To NOT permit any guest or invitees to reside in the Premises
without prior written consent of Owner.
12. To be responsible for all acts of
negligence or breaches of this Agreement by Rentee and Rentee's
guests and invitees, and to be liable for any resulting property
damage or injury.
13. To NOT assign this Agreement nor sublet
the Premises or any part thereof without the prior written
consent of Owner
Vacation of Premises
14. To vacate the Premises at the end of the
term, and immediately deliver personal property of the Owner,
such as keys and garage door openers, to the Owner. The Owner
will dispose of any property of the Rentee left after vacating
the Premises and a charge to the security deposit will be made
for removal costs. In accordance with Wisconsin Statutes,
Rentees may be liable for twice the amount of rent owed for
failure to vacate the Premises.
Damage by Casualty
15. The Owner accepts no liability for damage to personal property
belonging to the Rentee from any cause whatsoever, including, but
not limited to fire, rain, tornado or plumbing defects or
abnormalities
Code Violations 16.
The Premises is NOT currently cited for
uncorrected building or housing code violations. The Premises do
NOT contain any conditions adversely affecting habitability.
Safety 17. In
accordance with Wisconsin Statutes 941.12, whoever interferes
with, tampers with, or removes, without authorization, any smoke
detector or fire equipment is guilty of a felony.
It is the responsibility of the
Rentee to safeguard against unauthorized entrance into the
Premises. The Premises is equipped with locks on all doors and
window locks on all windows.
